Utah
law requires real estate brokers entering into exclusive brokerage agreements to accept and present offers and counteroffers, and answer their clients’ questions for consumers in every real estate transaction.

Utah Flat fee MLS is a term used to describe a practice in Utah in which realtors place pertinent information about a Utah property for sale into the database of a Utah local Multiple Listing Service (MLS) for a set fee or dollar amount as opposed to a commission based on the contract selling price of the property.

Many MLSs in Utah have now passed rules requiring brokers to enter into exclusive brokerage agreements, so brokers in those MLSs are prevented from offering, and their clients prevented from buying, MLS-listing-only services.
